01 — Getting Started

This is where we learn about you, your property, and what you want the project to become.

We talk through your goals, priorities, budget, timeline, and any existing conditions or constraints. Some clients come to us with a clear vision, while others are still figuring out what is possible. Either way, this early phase helps us define the scope and create a strong foundation before design begins.

Depending on the project, this may include reviewing existing drawings, studying zoning or code requirements, walking the site, and identifying opportunities or potential challenges early.

02 — Design Options

Once we understand the goals, we begin exploring possibilities.

This phase is about testing ideas before committing to one direction. We may develop sketches, floor plan options, elevations, 3D views, or material direction to help you see how the project could take shape.

The goal is not just to make something beautiful, but to find the right solution for the way you live, work, or use the space. We look at layout, light, flow, views, indoor-outdoor connections, and the overall feeling of the design.

Together, we review the options, talk through what is working, and refine the direction.

03 — Refining the Design

After a preferred direction is selected, we begin developing the design in more detail.

This is where the project becomes more resolved. We refine the plans, exterior character, interior moments, materials, and key architectural details. We also begin coordinating with consultants as needed, such as structural, civil, MEP, Title 24, landscape, or other specialists depending on the scope.

We use drawings and 3D modeling to help you understand the design as it develops, so decisions feel clear rather than abstract.

At this stage, we can also help coordinate cost estimating or contractor input to make sure the design is staying aligned with your budget.

04 — Permitting + Construction Documents

Once the design is developed, we prepare the drawings needed for permit review and construction pricing.

This phase is more technical, but it is one of the most important parts of the process. We coordinate the architectural drawings with the consultant team and work through code, zoning, structural, and jurisdictional requirements.

Depending on the project and location, this may include planning review, building department review, fire department comments, health department review, design review boards, or other approvals.

Permitting timelines vary by city and county, but we help guide the process, respond to comments, and keep things moving as efficiently as possible.

05 — Construction Support

Once construction begins, the contractor becomes the main point of contact on site, but we remain involved to help protect the design intent and answer questions as they come up.

During construction, we can review submittals, respond to contractor questions, clarify drawings, issue supplemental details if needed, and help with final selections of materials, fixtures, finishes, and colors.

Construction always involves real-world adjustments. Our role is to provide clarity, help solve problems, and make sure the finished project stays aligned with the design vision.

Interior Design

For many projects, the general interior design direction is included as part of the architectural process. This may include the overall feeling of the spaces, key materials, built-in concepts, lighting intent, and the relationship between architecture and interiors.

More detailed interior design services, such as specific tile, stone, plumbing fixtures, lighting fixtures, furniture, hardware, paint colors, and finish selections, can be added depending on the project’s needs.

This allows us to keep the main architectural scope focused while still supporting the finer details that make a space feel complete.
